  • Our Policies

    You can't find a better motel and cottage resort value in North Conway or the surrounding Mount Washington Valley. Our policies are standard and simple. We treat our guests like we would like them to treat the property; with the respect that anyone, or anything, would deserve. We are a privately owned resort that caters to families and reserve the right to refuse services to any guest that does not adhere to the policies outlined below, or the common rules of decency. Refunds will not be given to guests that are asked to vacate the premises due to violation of the aforementioned terms and policies.

    Check-in / Check-out

    Check-in is after 3pm and check out is at 10am. Early check in and late check out can usually be arranged with the office depending upon guest scheduled arrivals and departures. Early check in after 11:00am and late departure until 2:00pm will result in a surcharge of $25.00 and guests are encouraged to make arrangements with management at the earliest convenience. Please inform management of late arrivals as the office closes at 10:00pm.

    Office Hours

    reservedThe office is open from 8:00am to 10:00pm daily. Late arrivals are not a problem, however guests are required to make arrangements with management if arrival is expected to be outside of normal office hours.

    Pet Policy

    Unfortunately for our furry little friends, pets are not permitted at Perry's Motel and Cottages for the convenience of all of our guests. Please contact the office to make arrangements to board your pet here in town if necessary. Violation of the pet policy will result in a $100 charge.

    Smoking Policy

    All accommodations at Perry's Motel and Cottage resort are non-smoking and guests who violate this policy will be assessed a cleaning fee of $200. Smoking is permitted on the property outside the unit on your porch or patio and in the common picnic and recreation areas. Please be courteous and respect the other guests staying at the resort (especially the little ones).

    Noise & Activities Policy

    We invite all of our guests to enjoy the common areas, playgrounds, pool, sports activities, fire pit and facilities but ask that noise, and activities that create disruptive noise, cease at 10pm. We are family oriented, and as such, ask our guests to respect the comfort and privacy of all the guests enjoying the valley and our resort. The fire pit must be extinguished and evacuated at 10pm as per administrative edict.

    Deposit and Cancellation Policy

    We view a reservation as a two-way responsibility - we agree to turn away all requests for the space you select and you agree to occupy and pay for the space for the time period you have reserved. Motel units and condo unit #23 require a one night deposit using a valid credit card, debit card or money order to guarantee your accommodations. Cottages require a deposit equaling 50% of the total for your stay with a valid credit card, debit card or money order. Cancellations outside of 7 days prior to arrival will result in a refund, less a $25 processing fee. Cancellations within 5 days of arrival result in forfeiture of entire deposit, and additional charges for cancellation, up to the full amount for your reservation, will be assessed if our good faith effort to resell your reservation is unsuccessful. No refunds are given after check in. There is a $20.00 surcharge for single night bookings on any holiday. A $25.00 processing fee will be applied to all returned deposits or cancellations. Returned checks or other payment items will result in a charge of $45.

    Payment Policy

    Payments accepted are: Visa, MasterCard, Discover, traveler's checks, money orders or cash. We do not accept personal checks. All accommodations subject to 9% New Hampshire state room tax and room rates are subject to change without notice.
